Turning your design into a realistic estimate and budget BEFORE GETTING BIDS can save you time and money. Its important that you do not allow the bidding contractors to set your budget.
Based on decades of construction management and contracting experience, Spire CM can help you choose the most reputable and dependable contractors to bid your project. Spire CM will verify their credentials, insurances and references before requesting a proposal from any contractor. Requests for Proposals will be sent to multiple prequalified contractors to ensure the most competitive pricing.
When proposals from contractors are received, Spire CM analyzes each proposal to verify complete scope, pricing and proposed schedule. This analysis will be used in the contractor selection process.
RFIs (Request For Information) take place throughout the bidding and construction process. During the bidding process, contractors will request information that will help them prepare their proposals. Subsequently, RFIs will be used from Contractor to Owner, Contractor to Architect, Contractor to Engineers, and vise versa, etc. These RFIs are an important record of the project and often constitute changes in the contract and/or expectations. RFIs must be carefully managed and recorded.
Based on the bid analysis, prequalifying requirements and other criteria, Spire CM can make recommendations as to the best contractors to hire for the project. This is the optimal time for the Construction Manager to clarify and set expectations on behalf of the Owner.
Value Engineering is a negotiated process between the Owner, Construction Manager, Contractor and Designers to propose and/or make changes in the design and features of the building in order to save money during construction. The professionals at Spire CM are experts at directing the value engineering process.
It takes a construction expert to effectively negotiate a final contract with a construction contractor. Spire CM can make sure that all of the bases are covered and the Owner is protected.
There are various permits required for every project. In some cases, the contractor is responsible for obtaining permits and in others the Owner is responsible. The permitting process can be lengthy and should be carefully managed to prevent delays. Spire CM can help determine exactly which permits will be required for your project and manage their procurement.
Your Spire CM Construction Manager(s) will make regular visits to the jobsite. They will monitor the activities of the contractors on the job and verify that they are adequately staffed and exercising safe practices. The Spire Construction Manager, on behalf of the Owner, will exercise quality control and verify that all aspects of the plans and the contract are being adhered to. Spire CM will produce regular reports for the Owner and Contractors.
In most projects, if schedule management is left to the contractor, the project will not be completed on time. The contractor may need to divert resources away from your project to meet a schedule on a different project or he may not be adequately staffed. There are a multitude of reasons that a construction schedule can get out of hand. Spire CM makes sure that manpower, priorities and reasonable scheduling are all addressed within the building contract and further manages the schedule through site visits and communication with the contractors so your project gets completed on time.
Changes are very expensive. In fact, some contractors will under bid a project to beat the competition, knowing they will make it up on the changes. Through design analysis, Spire CM tries to foresee some of the more obvious changes and incorporate them into the bid set of plans. Often with no increase in the pricing. The Spire Construction Manager can also help negotiate pricing on changes that the Owner makes after the contract signing. Change Orders (COs) become addendums to the contract and must be competently managed. Spire CM also enforces strict guidelines that prevent contractors from billing for unexpected, costly changes.
Contractor billings can be complicated. They are generally based on a schedule of values and a percentage of completion of each line item. Spire CM reviews all billings and verifies percentages of completion, as well as quality of work before forwarding them to the Owner for payment. This protects the Owner from overpayment and the danger of job abandonment.
Furniture, Fixtures and Equipment (FF&E) Management is the administration of the procurement and placement of furnishings, wall coverings, special equipment, etc. The Construction Managers, Engineers and Designers at Spire CM are experts at procuring and coordinating the delivery and placement of these items.
Spire CM provides project status reporting to the Owner(s) so they are constantly up to date. These reports include finance and budgeting, schedule status, changes, quality control, photos and safety. Spire CM also maintains a file for the project that contains all administrative files that are pertinent to the project. After completion, this project file is turned over to the Owner(s) for their records.
